Four-Point Inspection


Heating, ventilation, and air conditioning (HVAC)

The inspector will check the interior and exterior of the system to determine its condition, model, year, and make. They will also search for signs of leakage and ensure the hot and cold air comes out of vents.

Electrical

The inspector will check the panels, breakers, grounds and types of wiring. Homes with aluminum, knob-and-tube, and copper wiring may be uninsurable due to its increased fire hazard risks.

Plumbing

The inspector will inspect pipes for visible leaks under sinks or around drains. Also check the piping to ensure the correct amount of water and water pressure is supplied to the property. 

Roof

The inspector will assess the roof's general condition, check the attic for leaks. determine the age of the roof coverings. They will also assess the insulation, skylights, and other important areas.

Homeowners insurance companies often order four-point inspections to evaluate their risk before issuing a policy. Thet may be required on older homes or homes in areas prone to natural disasters. The inspector will go over what needs to be fixed or replaced to alleviate deficiencies.
